Drywall installation for Windsor homes

Many houses in Walkerville, South Walkerville and Riverside were built long before drywall was common, so the original walls are plaster and lath. When those walls crack or need to be opened for new wiring, we remove the damaged section, check the studs and install new gypsum board that sits flush with the surrounding surface. In newer subdivisions in South Windsor, Forest Glade and East Riverside the work is usually a basement: bare concrete walls, a furnace room and a stairwell that need to become a finished living space.

For basements we frame the exterior walls, add insulation and a vapour barrier where the plan calls for it, and use moisture-resistant board near the laundry and the sump pit. Ceilings are hung first, then walls, with joints staggered so the seams do not line up. Every board is screwed on the spacing that the manufacturer specifies, which is what keeps nail pops from appearing a year later.

We work on single rooms, full basements, garage conversions and additions. If you are building a home office or a rental unit in the lower level, we can coordinate the order of trades so the electrician and plumber finish their rough-in before the board goes up.

Drywall repair: holes, cracks and water damage

Most of the repair calls we get in Windsor fall into three groups. The first is impact damage: a door handle through the wall, a hole left after a TV mount is moved, or a dent from moving furniture. The second is cracking, which shows up over doorways and along ceiling joints as the house settles through our hot, humid summers and cold winters. The third is water: a leaking upstairs bathroom, an ice dam on the roof or a basement that took on water after a heavy storm.

Small holes get a backing and a patch. Larger damage is cut back to the nearest studs and replaced with a full piece, so the repair does not flex later. Water-stained board is always opened up first; we check that the area is dry and that there is no mould behind it before anything new is installed. Finished repairs are feathered out wide and primed, so they disappear once the wall is painted.

Taping, mudding and finishing levels

The finish is where a drywall job looks professional or does not. We tape every seam and inside corner, set metal or paper-faced bead on outside corners, and apply three coats of compound with sanding between them. For most rooms a Level 4 finish is right: smooth and ready for flat or eggshell paint. Where strong side light from a big window will show every ripple, or where you plan a glossy paint, we recommend a Level 5 skim coat over the whole surface.

We use dust-control sanders and plastic sheeting, and we clean the work area at the end of each day. If you live in the home while we work, we plan the job so the kitchen and at least one bathroom stay usable.

Framing and ceilings

Before drywall comes framing. We build partition walls with wood or steel studs, frame bulkheads around ductwork, box in pipes and create soffits for pot lights. Drop ceilings in older basements can be replaced with a drywall ceiling, which adds height and gives a cleaner look. For condo-style units and commercial spaces we also frame with steel studs, which stay straight and do not shrink.

Rental units, student housing and storefronts

Landlords near the University of Windsor and St. Clair College call us between tenancies, when a unit needs patched walls, a fresh ceiling and paint before the next lease starts. We keep a short list of what was fixed and send photos, so an owner who lives out of town can approve the work without driving over. For shops and offices on Ouellette Avenue, Wyandotte Street and in the Tecumseh Road corridor, we build new partitions, repair damage from fixtures that were removed and finish walls so the space is ready for a new tenant.

Commercial jobs can be booked early in the morning or after closing time. We bring our own ladders, scaffolding and dust protection, and we leave the space broom-clean.
